Our Owners are just as diverse as the properties we manage on their behalf. With everyone’s needs varying, there is no singular service that is right for every owner. From first-time homebuyers looking to upsize while keeping their first home, to a seasoned investor with a large portfolio, the services we provide are based on the needs of you as an individual.

With today’s ever-changing laws and market conditions as well as the increasingly litigious society we live in, it is more important than ever to stay informed and protect yourself, your investment, and your livelihood, this is always our first and foremost priority for the Owner’s we represent.

Easing the burden of owning a rental property is our goal, allowing you to have more of your most precious resource, time.

NuKey Realty & Property Management offers different management packages to our owners to best suit their needs. Whether you self-manage just one property and want to find top notch tenants, or you have multiple properties and do not have the time to manage them yourself, we can tailor a management package to fit your individual needs.

Rent-Up Only Management Package:

Limited services best suited for owners who are in area or would like a more hands on approach with their rental property. With our Rent-Up Only package, our team will find you a suitable tenant, execute all paperwork on your behalf and when the tenant takes possession of the property, we hand it back to you for self-management. The benefits of our Rent-Up Only package include: Our marketing reach and daily schedules to allow for effective advertising and efficient showings, our tried-and-true personal tenant screening approach which encompasses not just what is on paper, but meeting each potential tenant, the use of our lease, which is an ever-evolving document to reflect the most recent changes in State and local laws and the ability to self-manage your property once a tenant has been placed.

What's Included:

  1. Marketing & Showing’s
  • Professional photography of the rental property, sometimes including drone or videography
  • Walkthrough and suggestions to owner to improve rentability and monthly rental price
  • Advertisement of property including online and yard signage
  • Showing property to all interested parties
  • Tenant application and screening
  • Owner contact for application results (property Owner always has final approval on applicants)
  • Rent rate analysis
  1. Accounting
  • Collection of funds (rent’s, security deposit, pet deposit, etc.)
  • Itemized Owner statements
  1. Communication
  • Direct Property Manager Contact
  • Tenant screening results
  • Availability to answer any Owner Questions
  • Consultation for duration of lease
  1. Documentation
  • Execution of lease
  • Move-in condition report (electronically signed with photo’s & date/time stamp)
  • Tenant information & reports
  1. Return of Property
  • Once tenant has been secured and is occupying the property the Owner is able to self-manage property with the added benefit of a professional lease, proper tenant screening and peace of mind
  1. Fee’s
  • Rent-up Fee: ½ Months’ rent (per unit)
  • Advertising Fee: $300.00 upon successful tenant move-in (per unit)
  • No upfront costs. We do not get paid until you do.

Full-Service Package:

Full-service property management is the best fit for owners who are out of area or are looking to maximize their free time while still enjoying the benefits of being a income producing property owner. This is the most popular option amongst our owners. With our Full-Service package, we handle all day-to-day operations of your property, including finding, screening, and placing tenants, orchestrating maintenance and repair, rent collection, tenant notices, accounting and monthly Owner statements. The benefits of full property management services include- Online Owner portal access, yearly paperless 1099 tax statements, monthly financial reports, management orchestrated property maintenance, rent collection, move-in and move-out condition report’s, tenant notices, frequent drive-by inspections and many more!

  1. Service Tailoring
  • Our owner can choose which services they would like to utilize, in essence even with Full-Service management our owners can be as involved or removed as they would like. Do you want us to handle every aspect of your property? We can do that. Do you want to handle your own mortgage, taxes, insurance, and maintenance? We will handle the rest.
  1. Fees:
  • Monthly Fee: 10% of rents collected ($50.00 minimum)
  • Advertising Fee: $300.00 upon successful tenant move-in (per unit)
  • Inspection Fee: $25.00 +$5.00 per additional door (for lease renewal inspection or owner requested inspection)
  • Sale of Property: $950.00 sale coordination fee if sold through outside Agent
  • Sale Commissions: We offer special discounts to our Owners who utilize us in the sale of their property
  • No upfront cost. We do not get paid until you do
